Garg Realty Group has committed a ₹400 crore investment toward land acquisition and planned development projects in Dholera Special Investment Region (SIR), marking a significant real estate move aligned with the city’s accelerating infrastructure progress.

The investment covers approximately 20–22 acres of strategically located land, positioned near key infrastructure corridors within Dholera. According to industry sources, the acquired land parcels are intended for phased development, with a mix of residential, commercial, and supporting urban infrastructure components under consideration.

This development comes at a time when Dholera is transitioning from a planning-focused smart city to a functional infrastructure ecosystem. Major projects such as the Ahmedabad–Dholera Expressway, progress on the Dholera International Airport, internal road networks, and reliable power and water utilities have significantly reduced development risk and enhanced investor confidence.

Real estate experts note that institutional and developer-led investments are increasingly replacing speculative land buying in Dholera. Garg Realty’s entry is viewed as part of this broader shift, where developers are focusing on long-term value creation supported by government-backed infrastructure execution.

The planned development is also expected to benefit from Dholera’s proximity to upcoming industrial and employment hubs, including semiconductor manufacturing facilities, logistics parks, renewable energy projects, and data centers. These industrial investments are anticipated to drive sustained demand for housing, commercial services, and urban amenities.

Industry analysts believe that Garg Realty’s investment could act as a confidence signal for other mid- and large-scale developers, potentially accelerating organized real estate development in the region. As more projects move from land acquisition to execution, Dholera’s real estate market is expected to mature with improved planning standards and infrastructure alignment.
